40-year-old commercial building near Bravo targeted for Starbucks
Starbucks plans another drivethrough store in Mentor, this time on the city’s west side.
Akron-based LRC Realty seeks a conditional-use permit to allow a drive-through window and outdoor dining/drinking at 7827 and 7787 Reynolds Road — the northeast corner of Route 306 and Tyler Boulevard. A preliminary site plan also is on the Mentor Planning Commission agenda Aug. 16.
“There’s an existing small commercial retail building on it that will razed,” said applicant Stephen Franczak. His company has an agreement to purchase the property.
The new 2,389-square-foot building and patio would sit on about 1 acre. A lot line adjustment from Bravo to the north will enable Starbucks to more than double the existing acreage on the site. Some shared parking is planned as well.
Right-in, right-out access will be provided on Reynolds, with a two-way access on Tyler at the Bravo entry.
Should it be approved, the anticipated time line is construction beginning in November with opening in May or June next year, Franczak said.
The existing structure dates to 1978. Angelo’s Tailoring & Dry Cleaning remains open in the building.
It is the second Starbucks with drive-through proposed in the city.
The other is planned as anchor tenant in the former Half Price Books spot at 9383 Mentor Ave.
Target for opening is second quarter of 2019 for the east side Starbucks, which will relocate from 9372 Mentor Ave. across the street. The owners of the existing Starbucks still are in the market for a new tenant.
Meanwhile, a Dunkin’ Donuts store is proposed for vacant property at 5834 Heisley Road and Progress Parkway by Bhavesh Patel and The Viviani Family Limited Partnership.
The property originally was home to a multitenant office/industrial building that was destroyed by fire in 2015 and demolished the following year.
The project also requires a conditional-use permit, to locate a restaurant in an industrially zoned area, as well as a drive-through facility.
The preliminary site plan will be reviewed by the commission as well.
The city engineer is requesting that the access drive on Heisley be right-in, right-out only. Another access is planned from Progress Parkway.ga
