South Pointe on the River developmen­t taking shape

It’s been almost three years since officials in Fairport Harbor Village began talking about the community’s next housing developmen­t: South Pointe on the River.

Situated on a roughly 3-acre plot on the west bank of the Grand River as it passes near the Painesvill­e/Fairport border, the most recent plans for the site include 21 three- and four-story homes ranging in price from the upper $300,000s into almost the $550,000 range, depending upon configurat­ion, proximity to the Grand River and numerous other options from which buyers have to choose.

Artist’s renderings of the developmen­t and its constituen­t homes first made it into public view via the developer’s website sometime in February, with floor plans, a map of the developmen­t’s layout and pricing.

“The project will be comprised of 21 town homes, 13 directly on the river,” said Carol Nagel, community sales manager for the project. “The remaining homes will be non-riverfront but with river access.”

She said that each town home will have a boat slip included in the purchase price.

“The riverfront homes (units 1-13) will be four stories with a rooftop deck and enclosed entertainm­ent area,” she said. “The remaining units will be three- and four-story, each with an extra-deep two-car garage and optional elevator.”

Although some have voiced concerns over whether flooding will be a problem so close to the river, Nagel confirmed that the plot involved is not in a floodplain and that the units will be built high enough so as to mitigate any residual concerns about flooding issues.

In fact, making sure flooding, erosion and other environmen­tal concerns have been dealt with properly is why the project has seen its delays.

Fairport Harbor Village Mayor Timothy Manross in a February News-Herald article said South Pointe on the River is similar to any developmen­t in that its regulatory components have at times delayed the project’s forward motion.

“You know, it’s like anything. It takes time,” he said in a Feb. 1 phone interview. “I’m very much anticipati­ng the developmen­t kicking off. I know that, towards the end of last year, they cleared the land where it’s going to be and did a few other things there to prevent the soil (from eroding). They’re making progress and taking the next steps, so that’s good to see.”

Regardless of whatever county, federal and state regulatory setbacks have happened, Nagel said Fairport Harbor Village has been a pleasure with which to work over these last few years on the project.

“Fairport has been wonderful to work with and very supportive throughout this process,” she said, adding that a 15-year tax abatement is being offered to South Pointe on the River buyers, making it a great prospect for those thinking about relocating to Fairport Harbor Village.
