The suite life

- — Zachary Kussin

WOULD you live with strangers in exchange for a break on rent? In this Queens building, it’s a no-brainer.

A soon-to-open 43-story tower at 29-22 Northern Boulevard in Long Island City, called ALTA LIC, will offer rooms in “micro suites” from $1,250/month.

For comparison, the average rent of a Queens studio is $1,805.77, according to brokerage MNS.

With 422 rooms for rent over 13 floors, the development will be North America’s largest ground-up co-living property — and the first time that co-living units have been available alongside market-rate pads.

The co-living portion, known as ALTA By Ollie, and the market-rate dwellings begin leasing at the end of this month, with the first move-ins slated for April. The standard ALTA LIC rental units — 297 in total — will begin at $2,375 for a studio.

The micro suites come in two configurations: two bedrooms and one bathroom, or three bedrooms and two bathrooms. Ollie tenants’ apartments come furnished, along with Wi-Fi, cable television and housekeeping. Even though they’ll pay less per month, Ollie tenants will also have access to the building’s upscale amenities. They include a gym, a coworking space, an outdoor deck with dining areas and a movie screen and a lounge. There are also pet services like walking and grooming.

The building is developed by Simon Baron Development and Quadrum Global and designed by Stephen B. Jacobs and Andre Kikoski. Citi Habitats is handling all leasing.
