National restaurant operator signs headquarters lease in Energy Corridor
Gulf Coast Commercial Group, a Houston-based firm specializing in retail development, management and leasing, relocated from the Westchase District to a new office on the second floor of Town & Country Village at 788 W. Sam Houston Parkway North. Kara Williams of Houston-based MakrDesign updated the nearly 5,000square-foot former Stewart Title office with a modern color palette and lighting, glass conference room and contemporary furniture in the lobby. Town & Country Village was represented by Moody Rambin. The convenience of being in a low-rise structure with shops and restaurants within walking distance factored into the relocation, said Gulf Coast Commercial Group President Tom Lile. The company has overseen more than eight million square feet in retail developments in 12 states since 1999.
SPB Hospitality, a national operator and franchiser of steakhouses, brewery and craft-beer focused restaurants, leased 42,290 square feet on the fifth floor of The Offices at Greenhouse at 19219 Katy Freeway near Greenhouse Road in the Energy Corridor for its headquarters. Built in 2014, the fivestory, 203,284 square-foot office building is owned by KBS Growth & Income Real Estate Investment Trust. Brad Fricks of Stream Realty Partners represented the landlord. Jon Silberman and Pierce Beyer of NAI Partners represented the tenant. The building, which has an outdoor courtyard and a large conference center, is near restaurants, daycare centers and shopping centers.
Houston-based Camden Property Trust announced the planned acquisition of outstanding partnership interests in two investment funds from Teacher Retirement System of Texas. Camden owns 31.3 percent of the funds’ interests, and will acquire the remaining 68.7 percent interest from TRS for approximately $1.1 billion. The transaction will give Camden full ownership of 22 apartment communities totaling 7,247 units in Houston, Austin, Dallas, Tampa and other markets. The assets, which have outstanding debt of $520 million, are valued at $2.1 billion. Closing is expected early in the second quarter.
Abrams Technical Services, a supplier of personnel for engineering, procurement and inspection work in the oil, gas and energy industries, leased 3,392 square feet of office space at Towers at Westchase I, at 10370 Richmond Ave. Jason Whittington of NAI Partners represented the tenant. Brad Fricks of Stream Realty represented the landlord, FSP Westchase LLC.
MHW Real Estate, a Conroebased commercial real estate investment and development company, announced plans to triple the size of its Robinson Plaza retail and business center under development at the intersection of Robinson and Hanna Roads in Oak Ridge North. The first phase, totaling 9,625 square feet, is 75 percent preleased, with Domino’s Pizza, Snobz Salon and La Michoacana Ice Cream among the tenants. Two additional buildings, which are expected to break ground this summer, will bring the center to nearly 30,000 square feet upon completion. The center is targeting retail tenants including a restaurant with a pet-friendly patio, service industry businesses and light manufacturing. Lamar Consolidated Independent School District purchased a site in Fulshear’s Cross Creek Ranch for its fifth campus, and second elementary school, in the master-planned community. The district acquired 14.9 acres along Fulshear Bend Drive, just north of the Fulshear High School complex, from Johnson Development. Opening is planned in August 2024.
Dallas-based Civitas Capital Group acquired Stonebridge at City Park, a 240-unit apartment complex at 11800 City Park Central Lane. The seller was Strategic Realty Holdings. Renovations are planned.
Walgreen Co. signed a 11,512square-foot office lease at Beltway 8 Corporate Centre, at 4920 Westway Park Blvd. in west Houston. Michael Sieger, Lesley Rice and Andy Parrish of NAI Partners represented landlord Agellan Commercial REIT. Cody Little and Bryan Means with JLL represented the tenant.
