Dallas knows what hot means

Dallas’ summer temperatur­es regularly beat Houston’s. But Dallas is hotter than Houston in more ways than one.

Our neighbor to the north has been on the list of the nation’s hottest markets every month this year, ranking No. 3 in June, according to a new ranking by Realtor. com. In fact, the only other Texas metro area to crack the top 20 so far in 2016 is Midland, which ranked No. 17 in January.

Realtor.com determines the 20 hottest markets each month by examining the number of listing views and the median days of the inventory of homes on the market. These markets get two to three times the number of views per listing compared with the national average, according to Realtor. com. They also sell from 20 to 38 days quicker.

The top five hot markets for June:

• Vallejo-Fairfield, Calif., 34days

• San Francisco, 29 days

• Dallas, 39 days

• Stockton-Lodi, Calif., 38 days

• San Diego, 40 days

The median time on market for homes in the Dallas metro area in June was 39 days, and the median list price was$335,000.

Houses on the market in the Houston area, by comparison, had a median listing time of 55 days and a median list price of $333,200. That was still better than Realtor.com’s national numbers: a median 65 days on market and a median list price of $252,000.

The Realtor.com analysis showed that, nationally, it was the hottest June housing market in a decade, with homes selling 2 percent more quickly than last year andat record prices.

Houston has not been on the hottest markets list since its inception in April 2013.
