Warren SPRINGBORO
Lease to be topic
Tonight the Springboro City Council is expected to change the terms of the 99-year lease between Mills Barnett Development and the city for the first 20,000 square feet of commercial building in the Wright Station development.
If approved by council, the city would continue to charge Mills-Barnett $.60 per square foot of building constructed as retail space, but will only be $.15 per square foot for “non-retail” portions of the building.
The lease charge will increase by 5 percent every five years as indicated in the original lease.
In addition, the council is expected to approve purchase of property at 323 and 325 East St. for $80,000 for future development.
Russell Hess owns the properties, adjacent to city property at 320 S. N. Main St.
Also, the council is to hold a second reading on approving the plan for a section of the Springs subdivision, at the north end of Sweetgum Lane. The plan includes 12 buildable lots and about 8.7 acres.
The developer, Grand Communities, has not submitted water system capacity fee, subdivider’s agreement or performance Bond.
Staff recommended the council hold the first two readings and suspend the third reading until the commitments have been met. Staff recommended the same steps for the plan for the Springs subdivision at the west end of Wellspring Avenue, including 17 buildable lots and 7.2 acres.
Staff also recommended these steps for a Springs Development plan for a 24-unit, three-building development on 2.6 acres at the north end of Pond Road, because Fischer Homes has yet to make these commitments.
The council typically holds a short work session, beginning at 6 p.m., before going into executive session. At 7 p.m., the council then meets in formal session.
The council meets at City Hall, 320 Central Ave. in Springboro. For more information, call 937748-4343.
