Recently painted fences enclosed part of the 29 acres of land surrounding the brick ranch residence and the indoor equestrian arena and stalls.

Located along 1,600-foot frontage within Washington Twp. of Preble County, the property, listed by Sibcy Cline Inc., at 4705 Monroe Central Road has agricultural opportunities with not only the pastures for horses but also cattle.

Built sideways along the road, the residence has a covered front porch that faces the outdoor arena. A gravel circular driveway circles the house and leads to the barn, which includes an indoor arena, 12 stalls, a wash and birthing stall, a tack room or office and sliding door access to the outdoor arena and the pastures with sheds. The barn was recently painted last fall and has translucent roof plates for natural light.

Formal entry to the home opens from the porch into a small entry. The formal living room has a cathedral ceiling and hardwood flooring. The hardwood floors continue down the hallway to the bedrooms, into the kitchen and more recently

to the updated wood flooring of the family room.

The back of the house is the kitchen and breakfast room. The kitchen features antique white cabinetry with complementing countertops.

One wall has a buffet counter with glass-door hanging cabinets above. Along another wall cabinetry surrounds the double sink and dishwasher. There is a rear door that opens to the back yard and raised patio. Another door off the kitchen leads to the unfinished basement where the laundry hookups are located as well as the mechanical systems.

French doors open off the breakfast room into a family room with painted wood walls, knotty pine ceiling, wood flooring and a brick fireplace that fills an entire wall.

The fireplace has a raised brick hearth and wood beam mantel.

A glass door opens off the family room into a bonus room that was once the garage. This room is set up as a fourth bedroom but could be a sun room. A door opens to a mudroom area with closet and access to the side yard.

Three bedrooms and two full bathrooms are located off the hallway from the living room.

The main bedroom has a private bathroom with a step-in shower, bureau vanity with single sink. The guest bath features a tub/ shower and single-sink vanity. All three bedrooms have wood trim, wood windows and double-door closets.

In addition to the fences and barn being painted, the house had a new room installed during the fall of 2017.
