HOUSE prices in our area are rising far faster than the national average - while London has seen a slump.

The average property price in Kirklees stood at £151,522 in October, according to data released by HM Land Registry.

That is up 4.1% compared with £145,538 in October 2017 - an increase of £5,984.

Calderdale saw an even faster rise. House prices there stood at £146,100 in October 2018 compared with £136,782 in October 2017. That is an increase of 6.8%, or £9,318, in a single year.

England as a whole has seen prices increase from £242,003 to £247,914. That is a rise of £5,911, or 2.4%.

Semi-detached houses showed the biggest increase, at 3.3%, while flats were up just 0.6%. The Office for National Statistics said a fall in prices of flats in London had deflated the national figure.

The overall number of residential property sales fell 0.2% to 277,260.

In terms of regions, the North West of England saw the highest average price growth, at 4.9%. London returned the worst figures, with prices falling by 1.7% compared to October 2017.

In terms of individual areas, the Forest of Dean in Gloucestershire saw the biggest increase, with prices up 11.6%, year-on-year. North Norfolk (up 11.2%) was next, followed by Bolsover in Derbyshire (up 11.1%). Tower Hamlets in London saw the biggest fall, with average prices down 11.8%.

Hackney (down 8%), Southwark (down 6.8 per cent), Hillingdon (down 4.5%) and Lambeth (down 4.4%) were next - and all of those are in London, too.

Other big cities in England performed much better.

Manchester saw prices rise by 6.9% to £183,354, Birmingham by 5.6% to £187,708, Leeds by 4.9% to £184,307, and Liverpool by 3.7% to £133,841.
