Buyers scoop up town houses in Durbanville estate
BUYERS have bought 33 of the 57 town houses in the first phase of the exclusive Clara Anna Fontein lifestyle estate in Durbanville in the past couple of weeks since the launch of the development.
Mariska Auret, project manager at Rabie Property Group, which is undertaking the development of Clara Anna Fontein in a joint venture with the landowners, says 33 homes with a total sales value of R135 million have been sold in
The Village, which will eventually comprise 126 town houses.
These sales are over and above the 309 single-residential erven that were sold for a total value of R635m and only 35 single residential erven in the 128hectare estate now remain to be sold.
Town houses in the first phase of The Village are priced between R3.2m and R5.5m, with buyers having a choice of seven different layouts – four single-storey and three-double storey with one configuration allowing a choice of two or three bedrooms.
All the others will have three bedrooms, two bathrooms and a double garage and some will also have a laundry and utility room or a scullery.
Auret says the separate title free-standing town houses will have private, landscaped gardens with automated irrigation systems.
Clara Anna Fontein estate borders a private game reserve in the northern suburbs. When completed it will include a Reddam House private school, construction of which is expected to start shortly and which is due to open in January, and 176 retirement homes which are to be released next year.
The design of the town houses by Vernon Viljoen Architects incorporates a number of architectural features including stone cladding, timber and large expanses of glazing.
Construction of the town houses is expected to start this month with handover and transfers from March to October.
The estate will also provide a range of recreational and sports facilities including two tennis courts, one squash court, a gym and a 25m lap pool as well as entertainment and function venues in the existing buildings.
The original 18th century Manor House on the estate is to be restored and extended to provide a lifestyle centre where residents can enjoy a meal or meet friends for a drink.
Clara Anna Fontein is being developed as a high-security estate with an extensive network of CCTV cameras on the perimeter and throughout, biometric access control, electric fencing and anti-dig barriers as well as 24-hour manned security.
