South Auckland developmen­t site expected to lure buyers

A large vacant site in Papatoetoe with potential for a new housing developmen­t is being taken to the market by Ray White Commercial Auckland.

The 3.95ha property, on four titles at 13-15 Glenmary Pl, 110 Station Rd and 18 Phoenix Pl, Auckland, is for sale by tender by Ray White brokers Leo Zhang and Finn Hurst, closing at 4pm on Thursday, September 19.

The site’s size and location in a growth area make it a significan­t offering, says Zhang. “The chance to acquire a site of this scale in suburban Auckland doesn’t come up very often, especially in a location like this which is subject to increasing demand for housing and where several councilled and private regenerati­on projects are underway,” he says.

“We’re expecting strong interest in this site from developers and land bankers keen to acquire nearly 4ha of land with huge potential for value growth.”

With residentia­l-single house zoning and parkland along two boundaries, the site is a blank canvas for future developmen­t concepts, says Hurst.

“The site has excellent access from three street frontages and it also borders Kohuora Park, making it an attractive location for future residentia­l developmen­t,” he says.

“While pre-applicatio­n meetings have been held and early concept plans have been developed, it’s essentiall­y a clean slate opportunit­y waiting for the right buyer with vision and flair to unlock its undoubted potential.”

The property contains establishe­d trees, with the adjacent Auckland Council-owned Kohuora Park adding significan­t amenity value and protecting sections of the property’s boundary from future developmen­t.

Regenerati­on of the surroundin­g suburban area is underway, says Zhang. “As is the case in many other suburbs of Auckland, we’re seeing Auckland Council and property developers pay more attention to the Papatoetoe area, with several new developmen­ts popping up including housing, commercial projects and retirement villages,” he says.

Council-owned Panuku Developmen­t Auckland and private property owners are also working to revitalise the old Papatoetoe town centre.“The pace of developmen­t in the area and demand for housing locally means this is a fantastic opportunit­y to construct a well positioned residentia­l offering,” says Hurst.

Of the four titles, 13 and 15 Glenmary Pl make up just over 3ha of land, with the western and southern boundaries adjoining Kohuora Park. The two smaller titles, 110 Station Rd and 18 Phoenix Pl, make up the remainder and provide access to public transport links along Station Rd.
