Large land parcel, two separate homes, huge potential

- By Jo Ferris

Adjoining properties aren’t new in terms of an opportunity to snare a significant chunk of land with development in mind.

The point of difference with these blocks however, is the lie of the land – so to speak. While the street addresses might give the appearance of two homes side by side; it’s more of a front and rear situation. Even then, the rear property dog legs into a private corner – an aspect, which makes the opportunity even more intriguing.

Together, the properties provide a total land area of 2,438 square metres (more or less) – the larger parcel being the rear site at around 1838sqm. Elevated, and in its own space, the house rises above homes in the street below to gaze out to Waikato River and hills all around.

This is a north-facing site – the wide frontage offering a huge stretch of clear, sun-drenched space for a new home; or homes, perhaps. The existing house is in need of renovation – and extends an invitation to take advantage of its original qualities and breathe new life into the place. Then again, the size of the land does tend to suggest there is bigger potential here – either with a new house of substance or possibly multiple dwellings, subject to consent, of course. Due diligence will be required by the buyer.

The house comprises four bedrooms, one bathroom, kitchen and family living with a wood burner – outdoor flow on to open decking that takes full advantage of the sun and panoramic scenery. Ample playground space surrounds the home, with tiered brickwork adding interest to the grounds. A huge shed offers considerable workshop or storage room; another aspect which serves up various options for its use.

With this rear site hidden completely from the road, eyes then turn to the street-front home. Sitting on a smaller, but pleasing 600sqm (more or less), the home epitomises its era. Built in 1988, this two-bedroom dwelling showcases the classic features of its time – a conservatory, practical kitchen opening to the dining area, lounge and deep pelmets for the drapes. With a wood burner and heat pump to keep life cosy, the home is well maintained and ready to move in. A white picket fence is the street-front greeting and gardens embrace the home within a leafy setting. Landscaping also continues some of the tiered features of its neighbour.

Both properties share the same driveway and, while the rear property obviously has much more off-street parking space, this front home has an internal single garage, a carport and room for another vehicle off the driveway.

Neatly situated in Leamington, Chaucer Street links easily to main arterials – into the local shops or across the river to Cambridge Golf Club and heart of Cambridge. Opportunity awaits.
