Prime location for SME growth
KEY factors for a thriving business include having a strategic location with high visibility, good access to logistical infrastructure, as well as a large catchment of possible customers.
The Penang Development Corporation’s (PDC) industrial properties tick all those boxes, and offer excellent potential for those keen on setting up various enterprises.
Among them is the Batu Kawan SME Village covering some 150 acres in the rapidly-developing district of mainland Penang, which is being developed in phases.
Phases 1, 2 and 3 have already been completed. Currently under construction is Phase 4A, which was launched in December last year and targetted for completion in the first quarter of 2019.
This phase has 20 semi-detached factory units, priced from RM3.75mil for a typical unit, and RM3.87mil for the corner units, excluding GST.
Both types have built-ups of 6,939sq ft. However, the land size for the typical units are 13,799sq ft whereas the corner ones measure in at 16,038sq ft.
The SME Village’s location at the crossroads of the North-South Highway and the Sultan Abdul Halim Mu’adzam Shah Bridge is certainly strategic.
Besides offering great visibility, it affords easy access to all major land and air transport networks on the mainland and island.
Its close proximity to the rapidly-developing, high-technology Batu Kawan Industrial Park gives businesses a large catchment of multi-national companies and other industries, to tap from.
The project is integrated with the overall development of Batu Kawan, Penang’s booming 3rd satellite town, and has a wellplanned traffic system with ample parking for convenience.
Alternatively, consider the ready-built Terrace units at the Bukit Minyak Industrial Park (BMIP), which is already completed with CCC obtained in November 2016.
Still available are six factory units with a built up of 3,087sq ft. These are priced from RM975,000 excluding GST.
PDC was established in 1969 and is the premier development agency of the Penang government. Since its inception, it has spearheaded the state’s socio-economic growth, creating employment and improving locals’ quality of life.
Its principal activities include the development of townships, industrial parks, affordable housing, urban areas and investment, as well as being the government think tank.
Its efforts in industrial and housing development have positioned Penang as a the leading industrial, tourism and services hub in the region.
