1,200 affordable homes project in Tuaran

KOTA KINABALU: Kinsanova Sdn Bhd, a subsidiary of Kinsabina Group of Companies, is set to launch its 1,200 units with a gross developmen­t value of RM294 million along Jalan Sulaman, Tuaran.

The developmen­t will be done under the Shareda-MLGH (Affordable Home Scheme) to provide affordable homes for first time purchasers in an accessible location.

Kinsabina Group chief executive officer cum Shareda president, Datuk Francis Goh informed that the developmen­t was part of their Corporate Social Responsibi­lity pledge to build 10,000 units of affordable homes for the lower income people.

He added that this was in line with the government’s effort to provide affordable home ownerships for the medium income bracket.

“Not only are we building affordable homes, we are also introducin­g financial assistance through MyHome Scheme as a start-up for the first time house buyers. This is the first project which provides a beneficial government scheme to assist first time purchasers,” he said.

Goh said the MyHome Scheme, as lauded by the federal Ministry of Urban Wellbeing, Housing and Local Government, aimed to provide a RM30,000 incentive for each qualified home buyer.

“The incentive is used to cover the 10% deposit required of the purchasers and to be paid to the developer after the sales and purchase agreement is signed,” he said.

One of the criteria set by the Sabah Ministry of Local Government and Housing (MLGH) is that the average selling price of Shareda-MLGH affordable scheme must not exceed RM250,000 per unit at prorate basis with minimum broad area of 850 sq. ft.

On the upcoming project, Goh said it would be located at Kampong Timbok, Tuaran or 200 metres away from the three horses statue roundabout situated at Sulaman Road.

He said the guarded and gated community of Timbok Jaya Apartments would consist of six blocks of 11-storey medium cost affordable units equipped with ground floor parking.

“Every unit has a floor area of 879 sq ft with a spacious balcony which complies with Jabatan Perumahan Negara’s requiremen­ts of three bedrooms and two baths, and basic amenities. Each intermedia­te unit is sold from RM220,000 to RM250,000. An additional RM25,000 is added to corner units. There is a price difference of RM2,000 per floor level. A five percent discount is offered to Bumiputras purchasers only.”

Timbok Jaya Apartment is one of the four projects which are approved by Jabatan Perumahan Negara for MyHome2 scheme.

The new developmen­t will be equipped with a clubhouse, sports, childcare and community facilities, a community hall and a surau.

It also has a gymnasium, swimming pool, playground, sepak takraw volleyball, basketball, badminton courts and a mini football field as well as a restaurant and café, family mart, BBQ area and playschool.

Kinsabina chief operating officer, Gerald Goh said the first phase of 1A for 400 units with ‘condo’ facilities would commence soon and the expected date of completion for the first phase was 36 months. The other two phases will commence within 12 months. Timbok Jaya Apartment’s official launching is set on August 15 at Dewan Seri Sulaman in Tuaran and the launch will be officially graced by Minister of Local Government and Housing, Datuk Seri Panglima Haji Hajiji Haji Noor.
