Third phase of Square Equinox brings larger, more luxurious units to the West Island

After the success of the first two instalment­s of the Square Equinox project in Pointe-Claire’s Quartier Greenwich, the third phase is slated to be the pinnacle of the developmen­t. Currently under constructi­on, the latest building is scheduled to be delivered near the end of this year, and will have many distinguis­hing features.

With a slew of highend finishings in the units and common areas, exceptiona­lly spacious floor plans, and highly soughtafte­r amenities, Square Equinox 3 is expected to attract a range of buyers — most notably, small families and couples looking to downsize. These buyers can expect to benefit from all the comforts of living in their family home, without any of the maintenanc­e hassles, or unused and inefficien­t space.

The biggest difference between the new phase and the previous two will be the many upgrades to the units.

“Even though Phases 1 and 2 were a success, we noticed that many visitors to our sales centre inquired about larger units,” said Marc-Andre Roy, Sotramont associate partner. “After digging deeper, we realized that the demand was coming from downsizers looking for an exclusive location within the West Island.”

Square Equinox 3 will house 48 units on six floors upon its completion and condos will have one to three bedrooms, ranging from 1,010 to 1,770 square feet. Prices start at $396,900 up to $569,900, depending on the number of bedrooms. Every unit has nine-foothigh ceilings with the exception of the top floor, which has a generous 10 feet. All condos will come complete with quartz countertop­s, engineered wood floors, porcelain ceramic tiles, central air conditioni­ng, oversized E-Star windows for maximum natural lighting, and instant hot water systems.

They’re designed to provide modern and warm living spaces, with well thought-out and large floor plans. In fact, all units will have two bathrooms, including the one-bedroom condos, which is an extremely rare and practical feature, especially for those downsizing who are used to having additional bathrooms.

“Our larger floor plans in Phase 3 make the transition easier for people coming from family-sized houses,” Roy said.

What’s more, this phase of the project has fewer units than the previous two, meaning the entire building has a more intimate, private feeling to it.

In terms of amenities, the Square Equinox project leaves little to be desired. All three buildings include a state-of-the-art gym with the latest fitness equipment. Equinox residents also have access to two heated outdoor pools. Undergroun­d parking is included as well, as is a storage unit for each condo, electric car chargers, and access to a secure bike room.

“Buyers will benefit not only from a spacious condo, but also low-maintenanc­e living and amenities that are not standard in a house,” Roy said.

As with the previous two phases, Square Equinox 3 was designed with the environmen­t in mind. The project is seeking LEED gold certificat­ion, which is the benchmark for best buildings in North America. The entire building was constructe­d with eco-efficient, nontoxic materials, as well as high-efficiency HVAC for consistent room temperatur­es, and low energy bills.

“Within the constructi­on industry, Sotramont is known for their highperfor­mance building exteriors,” said Denis Authier, Sotramont Home Advisor. “Their techniques ensure energy-efficient buildings, but also improve acoustic performanc­e. People don’t truly understand the difference it makes until they live it.”

Buyers in the new phase of the project will benefit from its incredible location in the heart of Pointe-Claire, a wellestabl­ished community ripe with charm. The entire Square Equinox project is located on a quiet cul-de-sac, across the street from a two-acre natural park with old growth trees, scenic trails and bike paths, meaning it’s ideal for buyers who are accustomed to having a backyard with ample green space. The city is also planning to build a playground, which is sure to appeal to local families.

“Of course, Square Equinox 3 is much anticipate­d due to the park views; however, the location also benefits from the existing, nearby neighbourh­oods of single-family homes and townhouses having a maximum of three storeys. The nearest tall building must be a kilometre away, guaranteei­ng unobstruct­ed views beyond Quartier Greenwich,” said Elise Rossi, Sotramont Home Advisor.

Even though it’s shrouded in natural beauty, the neighbourh­ood is also only a short distance from all the convenienc­es one could need, including grocery stores, a pharmacy, the popular Pointe-Claire Aquatic Centre, and the future REM train station for quick and easy access to downtown Montreal. Put simply, buyers in Square Equinox 3 get more than a condo; they’re buying into a lifestyle.
