Four-storey, apartment-style Canoe building worth a visit

Well-planned space makes a home feel bigger.

That’s what makes the 1 Bed A floor plan at Canoe a worthwhile place to live. It’s easy to move around and there is no wasted space.

Avi Urban’s Canoe is a four-storey, apartment-style condo building in the southeast community of Auburn Bay, which is masterplan­ned by Brookfield Residentia­l. It holds 158 units in a C-shape that will include a terraced garden with a custom fire pit in the central courtyard. There are 11 floor plans from studio to two-bedroom formats.

The 1 Bed A plan is 644 square feet, with a 95- or 64-square-foot patio or deck, depending on the floor it’s located on. It is one of two recently opened show homes in the building, the other being the 2 Bed B plan with 917 square feet and two bedrooms and bathrooms.

There’s the well-planned space and then there’s the style factor. Anchoring the feeling of the smaller show suite is a feature wall in the great room laid with unfinished wooden boards set horizontal­ly. The warmth of the wood provides a balance to the light coloured, wideplank flooring and white cabinetry of the kitchen.

From the unit’s front door, the kitchen is on the left. The U-shaped space is efficient, with sufficient space for storage in the full height cabinets with Shaker-style doors. Stainless steel Whirlpool appliances include a fridge with bottom freezer, a ceramic range, a dishwasher and an over-the-range microwave.

The peninsula holds the double sink, and a raised eating bar provides a place for quick breakfasts or for friends to sit with a glass of wine and chat while the home cook preps dinner.

To the right of the front door is a storage room with stacked laundry, and then a closet and entrance to the bathroom.

A pocket office is next to this short hall, an inset space with a built-in desk and shelves, a convenient spot for keeping a home’s business organized, from a place to leave car keys to stacking the mail.

The room opens up, with space for a proper dining table next to the kitchen. The living room is a comfortabl­e entertaini­ng area with room for a couch and a love seat, and a large window for natural light. A door in the far corner opens onto the patio.

Next to the pocket office is the door to the master bedroom. It is 10-foot-1 by 10-foot-nine in size and holds a queen-size bed comfortabl­y, with room to move around it without running into corners. The bedroom has a view out onto the deck, giving filtered natural light. The walk-through closet offers storage on both sides, and passes through to the ensuite, which also has a door near the unit’s front door.

The East Coast-inspired exterior architectu­re of the building features cedar shingles and Hardie cement board siding. Windows are large, and homes include balconies for some private outdoor space.

Each unit comes with a titled undergroun­d parking spot.

First possession­s at Canoe began in July, and the developmen­t is 90 per cent sold.
