Planned villa meets vibe but a little high
ONE of the last undeveloped sites on one of the Gold Coast’s most exclusive streets is set to be transformed into a luxurious mega mansion.
Plans have been unveiled for the opulent house, earmarked for a 903sq m site on Commodore Dve at Paradise Waters.
Put forward by Joanne Patricia Breen, the three-storey waterside house will have incredible views of the Nerang
River and Main Beach skyline.
Its features include a sixcar garage, private cinema, cellar, riverside pool, and six bedrooms including a master suite on the third floor.
However, documents filed with the city council note the building slightly exceeds the area’s height limit of twostoreys and nine metres.
A planning report says the house itself is 10.7m, with the roof’s pitch adding an extra 2.8m to its height.
“In this case, because the proposed development exceeds nine metres above ground level and is more than a partial third storey, the dwelling is technically noncompliant with this definition,” the report said.
“While this is acknowledged as a ‘conflict’, it is considered to be minor.”
The report notes that at least four other nearby houses in Commodore Dve are all of similar heights, which exceed the limit set in the City Plan.
“While the proposal is technically at odds with the City Plan definition of ‘low rise’, the proposed dwelling does nonetheless blend with the local character and amenity,” the report said.
“The local character of the area is dominated by large, prestigious detached dwelling houses with the predominant building height being two to three storeys.
“This character continues throughout the surrounding streets of Norseman Court, Buccaneer Court and Viking Court, all of which form the northern branches of Paradise Island.
“This established character has been acknowledged by council in the past through their approval of numerous dwellings, under both the historic Gold Coast Planning Scheme 2003 and current City Plan, which protrude above the designated height.”
The project will go before the council’s planning committee next year.
